Infamous for it's picturesque 17-Mile Drive that winds its way along some of the most spectacular parts of the Pacific Ocean, along with it's eight high - profile golf courses where the annual AT&T ProAm and Concours d'Elegance are hosted, Pebble Beach is a  highly sought after community tucked between Pacific Grove, Carmel-by-the-Sea, and Monterey.

An unincorporated part of Monterey County, this gated community is home to ~4,500 residents and spans over 6,000 acres. Miles of hiking and equestrian trails wind through the forest and along the coastline allowing spectacular vistas between golf, open spaces, it's and unique homesites.


Although unincorporated, there is an annual, yet nominal road fee that is used to maintain and improve the ~75 miles of roads within the gates. All planning and building  within Pebble Beach requires review and approval by both the County of Monterey and Pebble Beach Company’s Architectural Review Board. Carmel and Pacific Grove public scholols service the residents as the area does not have its own public school system.


Real estate ranges from condominiums and ranch style homes, to multi-million dollar mansions. Lot size, privacy, and views all account for the difference in pricing with the highest sale setting records at over $36 million (in 2022).

On the northwest corner of Pebble Beach along the Pacific Ocean, this is a highly desired part of Pebble as it offers easy to access to the restaurants and grocery stores in Pacific Grove, while also being located next to 17-mile drive, the beach, and golf. Monterey Peninsula Country Club (private), was built in the middle of the neighborhood leading to many front-line golf course homes. And, although there are no true ocean front homes here, many homes offer combined golf and ocean views. Lots here are mostly flat making it an ideal area to walk or bike to the beach. The area is zoned to Pacific Grove Public Schools. 


Sandwiched between County Club West and Central Pebble, this area offers many of the same benefits as Country Club West while being a bit more quiet. Although there are not as many front-line golf course homes here, the front nine of MPCC's Dunes Course  runs through the area offering 67 front line homes. A few ocean view homes do exist here, but many homes maximize access to greenspace in leui of views. The area is zoned to Pacific Grove Public Schools. 


Some of Pebble's most highly sought after real estate s located in the central part of Pebble Beach with Spyglass Hill Golf Course and Poppy Hills Golf course as well as Stevenson's Upper School within its boundary. 17 Mile Drive along Pebble Beach Golf Links serves as its southern edge, 17 Mile Drive between Birdrock Rd. and Spyglass Hill Rd. is the western border and the border to the north is primarily open space up to the Morse Gate in Pacific Grove. The majority of the dedicated open space inside Pebble Beach lies inside the Central Pebble Beach boundaries.

Real Estate inside Central Pebble Beach is very diverse and can be quite expensive. It is not uncommon to see homes in the lower sections of Central Pebble Beach near Pebble Beach Golf Links and the Pebble Beach Lodge as well as the Macomber Estates area coming on the market in the $20,000,000 range. The upper part of Central Pebble Beach will see the lowest real estate prices around $850,000 with the majority of homes in the $1,000,000 to $2,500,000 price range. Homes inside the Central Pebble Beach neighborhood will vary in size from as little as 1500 square feet to over 10,000 square feet.

If you are looking for Central Pebble Beach Ocean view real estate, there are normally several fantastic pieces of Central Pebble Beach homes for sale ta any given time, however be prepared to bust the piggy bank! Central Pebble Beach real estate has some of the best ocean view homes in all of Pebble Beach due to the steep terrain and the angle it has on Point Lobos, Stillwater Cove, Carmel Bay and Carmel's white sand beach. Specifically Del Ciervo Road, Crespi Lane, Macomber Drive, Riata Road and Bonafacio Road are the ones to watch. Many homeowners love this view as it is similar to the view the Pebble Beach Lodge has, but it is from a higher angle and in most cases also offers a view of Pebble Beach Golf Links as well.


Also sloping upwards towards HWY 1, southeast Carmel offers close proximity to downtown while featuring the common 40 x 100 lot size. A large portion of southeast Carmel is dedicated to the well-maintained Mission Trails, offering various paths to the east-end of downtown. The Forest Theatre, a historic outdoor amphitheater, which hosts musicals and 'films in the forest' throughout the year also calls southeast Carmel home.


Technically an unincorporated part of Monterey County and considered part of 'Greater Carmel' and not 'Carmel-by-the-Sea', Carmel Point offers larger lot sizes (and hence homes) than the Golden Rectangle while still having a relatively flat topography. The scenic walking path that runs along the Golden Rectangle  ends at Carmel Point meaning most tourists typically don't venture this far south. River Elementary School (grades K-5th) can also be found in this part of town.
